Thanks everyone! We are now managing 6 properties in addition to full-time jobs, so I am going to pull the trigger on software. Will let you all know how it works out. 

Hi! We currently own 4 rentals and will be managing more here very soon. We do not have a rental management company, but we do need a way to stay organized and automate as much as possible. Any recommendations? Buildium keeps coming up, but is that too robust or expensive for us? At the same time, the set-up takes time and we don't want to outgrow something quickly and go through all the work again.
