I'm an investor turned Realtor, Property Manager, GC... Here is what I have learned doing this for over 10 years and managing over 600 units, so not only did I see my portfolio, but I have insight into others portfolio's as well.
I value investments in the following order:
1. Location
2. Asset Condition
3. Returns
I think most people on BP put the cart before the horse and master #3 first. Since you are a Realtor you have the distinct advantage of intrinsically knowing the value of #1, and #2. If you get those 2 right, #3 will almost always follow.
Don't chase spreadsheet returns or high risk properties. Life is short and it becomes shorter when you are dealing with evictions, non paying tenants, and destroyed units.
Don't take on complex construction unless you have a Unicorn GC. They are hard to find.
Buy nice, middle of the road, B class investments with a 4-8% cash on cash return and you will be safe. Once you get 3-5 of those under your belt you can try to take on more risk. Less risk up front is best.
