No knowledge of REO's or short sales. I would love to collaborate! What's your gauge on finding a good deal to wholesale, as far as pre-foreclosures goes?

Good Morning everyone! Im getting closer to my first deal. But I hit a snag. As a wholesaler, I'm having an issue with knowing how to purchase foreclosures from banks. How much of a deposit do I put up, do I use transactional funding, who do I talk to, and or should I use direct mail with this property. Etc.....

Good Morning everyone!

I'm sure you all know, as you've all been newbies before. That starting out can be quite discouraging, when things don't seem to be hoing according to plan. The problem my partner and I are having, is estimating rehab cost, knowing if a property is a good deal or not, or just not knowing what we should do. Be it, rehab and sell, rehab and hold, make it a rental property or wholesale it. But the one thing that always seems to slow us down, is estimating rehab cost. Because we'll have a great deal, and lose it due to a lack of knowledge.

Hello Everyone!

I'm looking to put together a good list of buyers/investors in the South Florida area, who are serious about REI. I'd also love to meet with other wholesalers and wholesaler newbies, agents, or investors. Who might possibly want to go into a JV, with my partner and I. I'm really eager to get started, I've never been so pumped in my life.

I would say welcome, but being that I've only been on BP for approximately 1 month. I'll say take advantage of all that it has to offer. The mentoring from the ladies and gentlemen on here has been great. But one thing I feel you should look into doing, is going PRO. It's something I'm in the process of doing myself, the amount of tools and guides to lead you in the right direction are endless. Take advantage but be modest.  Welcome...

Hello Mr. Crawford! Can you be a bit more specific when you say, "get some listings". I ask because I'm dealing some investors that could possibly have what you're looking for, if you can give me some details on what you're looking for in those listings.

Wholesale and flipping are our main goals. But for now we want to focus on wholesale, just to insure that we're doing it right and not scamming anyone. Right now my business partner and I attend local REIA meetups in search of a mentor and possible buyers/investors.

Good Morning everyone!It has really been an uphill battle for me, attempting to find solid buyers. Of course I'm only four weeks into being an investor, so I dont expect them to just fall out of the sky. But it gets frustrating not knowing where to go, who to talk to, what to say. My focus right now is to bud a solid buyers list and I'll be fine.
