Hi team,

Located in Chicagoland area.

I have a couple of invoices due from tenants that have moved out and left damages not covered by their Security Deposits. I've been unsuccessful collecting from them myself and would like to know if anyone has a Contact that specializes in Collections?

Hi team,

I'm looking to network with people that are interested in Real Estate Investing and have Handyman skills. We're a growing Investment firm and Property Management company based in Chicago's Western Suburbs (up and down I-355) looking to in-source a Handyman position that is a Jack of all trades and willing to do what's best for the Company as a whole as well as our tenants. 

Technically it's a job but I love the crowd here on BP there's so much alignment with everyone interested in REI and a good place to look for good people. Happy to chat about our company, it's growth and the position with those that are interested.

Hi team,

We have a accumulated a few apartment buildings this summer and are seeing pretty high water costs. Has anyone added devices to their Exterior Spigots that prevent usage? Obviously we could take the handle off but a pair of channel locks will resolve that. 

Anyone have experience with other options?

Hi team,

I'm looking for continued education, specifically around Property Management and Financial Analysis. I know there are tertiary institutes out there and Associations that offer classes. Some I've already contacted have been insufficient. 

Does anyone have any recommendations on Continuing Education in the Property Management field and Financial Cash Flow Analysis.

We self manage our 46 units and are growing rapidly.

Post: Apartment Common Area Light Timers

Hi team,

We've recently purchased a few apartment buildings and have a general question about what others use for timers on their common area lights. We've currently got, which I can imagine most others do, the mechanical timer where the lights will come on at a certain time and off at a certain time.

What we'd love to do is have essentially is a timer that measures natural light and comes on and off when there is low light. I know there are digital timers out there, of which we've already tried, but are only really programmable in the same way a mechanical timer is but offer the ability to change with Daylight savings.

The ability to come on and off when there's low light is obviously of huge value to prevent anyone onsite tripping in the dark.

Does anyone have any suggestions of a great product?
