hey @Alton Shady there are multiple great schools you go to either online or  in person. however something to consider in the state of Florida is that you are required to hold a brokers license to manage property. 

so you have two options, hire one or get yours.

its very expensive to have a "Rent a Broker"  to start a PM company. your other option is to get your license which consists of a 63 hour state course(60 hr class 3 hour class exam) + 3 hour state exam then hang your RE license with a brokerage for 2 years then complete your post 45 hour state course (42hr class + 3 hr exam) then go onto take your 72 hr brokers state course then you can begin the expensive process of opening a property management company. hope this helps!

@Marco Padilla I'm not sure how things are in PA, in Florida the sellers (sometimes banks won't) typically pay the title companies fee so they have the right to choose who they use because they are the one paying. if I understand this correctly the first title company was in PA??.. its likely that if they are operating in PA they couldn't get things figured out because they were not familiar with Florida laws and statutes. your in the clear so long as you have title insurance so you can rest easy

@Chad Deberry seems like you have the bases covered here. one thing I would advise is that when your buying at the auction it is very risky because your often buying with a lot of unknowns. the pros take this route knowing that 2/10 deals will lose money but the other 8 will far exceed those loses. it would be terrible being so new to investing to get hit with 1 or 2 of those auction property loses with your first ones so be extremely conservative with your numbers in the beginning and never go over what you planned to pay!

@Ethen Weaver Hey Ethen, only considering it is in my backyard I am intending on going. I attempt to make it to all events like these because they are great for both networking and education to better grow our investing business with the latest products, designs, and trends to get flips sold faster because new construction for my area is often direct competition for rehabbing.

@Jason Hubbard central Florida has a very strong short term rental property market. however you mentioned your new to investing so are you familiar with the property management fee's associated with short term rentals? the fee's are very high and not your typical 10%,... you might be bitting off more than you can chew for a first deal. they other thing is I would recommend staying away from condos for investments. the special assessments that sometime come along can kill your ROI. if you have any interests in some property close to Disney that provide great returns id be happy to email you some. hope this helps

@Sarah T. depends on your real estate goals. if investing is something you plan to take seriously I would highly recommend you start studying both markets to see what underlining pros and cons you may face with future investing. unless your planing to be a absentee landlord. from my experience most small businesses fail when the owner is absent and real estate is a business like many others you have to be present for things to get done correctly.
