@Caleb Rowe yeah the prices can be if I didn't get a good deal then I would be in trouble.

@Salvatore Lentini I'm only in it post rehab about 8k cause I found a good deal. I'm just throwing ideas around to see what people think.

@Twana Rasoul would you recommend a cash out refi or getting a HELOC and using that for the down payment on my next rental and using the rent from both to pay off the HELOC quickly? Being that the cash flow isn't needed in my day to day life

@Theresa Harris the mortgage is around 500 and the tax insurance is about 200 a month and the rent should clear it by at least 500 leaving that for repairs

So I bought a house for 130k in an b to b+ area in my small town in Arizona and am remodeling. It should at least appraise around 165k (was listed for 167k and had an offer that fell through) once finished. The rent in the area is around 1200 a month for this particular neighborhood. Should I sell and buy a rent ready house or refinance and rent it out?
