I haven't started it yet, but I've been looking for a good, effective way to funnel FB adds into good leads.  Just reading about your approach makes me see how effective it would be.

I'm not in Austin, but I'm interested in possibly doing a 4-plex house hack the area.  Who knows a good realtor who works with investors a lot?  I'm not interested in a purely retail agent at all.

I'm interested in doing a house hack with a 4-plex that needs some work. I'd like to the FHA 203K loan on this one, but I can't seem to find anyone who actually does them. Everyone knows about them and says that they exist, but when I go and look, they can't actually be found. It's like chasing a mythical creature or something. So are these things like unicorns, where some people say they exist but when you actually look for yourself you can't get them?

Who knows of a good, reliable lender, who does these.

Thanks Rob,  Good advice.  I was also thinking along those lines. I already have a property manger in the area that I use and she's good at keeping things full and knows the rental prices really well.

I'm looking at a set of 15 duplexes for sale all together.  I've gotten a pro-forma from the seller and it looks like an 8.6% cap rate.  They were all built in 1964 and most are currently rented.  

I was hoping to shoot for a 12 cap rate, putting the purchase at 1.4 million and I'd like to gather a group of investors to go in with me.  What things would you guys advise me to look out for?

I'm currently living overseas, though I'm an American who grew up in America. I have done some long-term investing and currently own three units that are fully managed and currently cashflowing.  

I'm looking to do more investing in the US and am willing to hire out all of the work on the ground (my dad is willing to sign for me as a POA for closings). I was wondering if anybody had ideas of solid real estate strategies for someone who isn't there in person.
