Is 9% for 25 years a reasonable loan term for a 9 unit multifamily? Is $500 enough to make on this deal? Not hitting the 2% Rule. How can would you make this deal work from a profitability? 

Thanks! A lot to think about. I have been analyzing a deal a day, and using 7-15% vacancy rate, but was not including some of what you layed out. This is one of the few deals I have used the sellers price, others I have analyzed with 30% discount to see if the numbers could at least come up to 2% rule. A metric I’m still wrapping my mind around. Thanks again for the help.

I was looking at gas and water paid by landlord and thought I could charge $55 each for gas and water as flat every month fee. How would you handle this? Also if rents are under martket what are your thoughts on instantly charging $50 more and then raising rent 5% annually? Would this be a good deal then? Its 1.12 on 2% rule now at asking price. Thought on how to get value?
