I believe that you had an accounting error. I imagine that is 100% truth. However, the second part of your response s where I take issue. Is it possible that you have me mistaken for someone else? My wife and I have only been able to get you on a zoom call one time during our working relationship and we did not work through accounting errors during that call. All of our accounting issues were directed to a very pleasant woman in your office named Kayla. She very much wanted to help us. My wife spent countless hours on the phone with her working out the numerous accounting errors. We provided her with all of the required records. Unfortunately, this was not enough as we were told she is not allowed to release our funds until she spoke with you. It has been over a year, and we still have received nothing in regard to our issue (upwards of 7k in tenant security deposits once we left your company). I appreciate you responding here in bigger pockets. It reminds me that you are alive and well. I would love to hear from you personally. If you have lost my contact information please direct message me and I will happily send it your way. Thanks!

Terrance I can appreciate you trying to save face here… I don’t intend to bash you or your company in anyway. However I do intend to share the truth. I have only spoken to you via a zoom call 2 times. Neither of those calls were in reference to accounting issues. My wife handles all of our accounting and she worked closely with Kayla who worked in your office. It has been over a year since we stopped working with your company and I still haven’t received my tenants security deposits. The security deposits total upwards of 7k. I would absolutely love to jump on a zoom call with you and sort out my accounting issues. I can’t get you to respond to any correspondence that doesn’t tarnish your reputation in some way. If you’re actually concerned would you please reach out to me so that we can resolve this issue. I would be elated to hear from you.

I would recommend staying far away from Invictus. I believe Terrance the owner wants to do the right thing however the follow through is far from existent. I foolishly bought 5 properties with them and I regret everyone unfortunately. I was fairly new to the turnkey investment game and I am still recovering from the damage done. They are no longer managing our properties. We are now using PMI Meridian. We have been with them for almost a year now and we have had a much better experience so far. I hate to say something negative about Invictus however I more so hate to see another investor go through what I went though. If you have more direct questions please feel free to reach out (DM)

I'm fairly new to the investment world. I currently own two single family homes and I'm in the market for a third. I'm trying to learn as much as possible to grow my business. I'm not quite sure I'm there yet but I'm looking for the pros and cons of an LLC. Any help would be great.
