My clients use Quickbooks online and since each property has its own bank account that will make accounting for it much easier.

My clients use Quickbooks online and we have not had any problems. The main thing is getting it setup right.

Quickbooks can definitely work. Every property would be setup as a class so that way reporting can be broken down between each property. You can link multiple bank accounts and credit cards in Quickbooks very easily. 

My clients use Quickbooks Online. It can work as long as it is setup properly.

I see positive to having separate accounts for each property and one account for each LLC. As a bookkeeper I like when my clients have one bank account per property because it makes it easier to categorize the transactions. Might be more accounts but it helps to keep track of utility payments, insurance, repairs and maintenance, and etc.

For tracking receipts and invoices google drive or dropbox can work. Just create a folder for each project and sub folders for invoices and receipts. 

Quickbooks desktop is pretty good. Will just have to upgrade every 3 years as Intuit closes down certain things such as the ability to connect bank and credit cards. 

Yes it becomes a lot harder to justify Quickbooks when the prices keep going up every year but I still think it is one of the premier accounting software's. I have used Xero in the past and was not to crazy about it, but I have seen some people make it work.

When it comes to keeping books, we use Quickbooks. It does everything that we need it do to. We can run reports by properties and and since most CPAs understand Quickbooks it makes tax time a breeze.

@Forrest T Schue taking a picture of the receipt is just as good as scanning it. As long as it can be read then it will be good.
