As a new investor, I would spend time reading every post on this forum and reflecting on the opinions that people are providing.

When I started as a real estate agent, I found it very useful to team up with a seasoned agent. This taught me a lot that could have taken years to experience, and it allowed me to quickly get in front of clients. Starting as an administrative assistant can be very helpful to some, but it depends on your personality.

I apologize if this is the wrong place to put this, but I could not find a place I found more appropriate. What resources has everyone used to learn about zoning regulation and the process of rezoning a property? I am primarily a BRRRR investor, but am curious to expand my knowledge-base. Any help/recommendations are appreciated.

While not from Savannah, a family member just listed a commercial property for sale on Bull St. Would love some advice on the current state of the commercial market and opinions on where it is priced right now. Hi All,

I apologize if this is the wrong forum, but need some help on a Asbestos quote that I received. This is time sensitive, as the bank is requiring it as a condition for our commitment letter, and time is running out on the contract (they have a backup offer above ours with better terms).

We have a basement area, probably around 250-300 square feet, with Asbestos tile that needs to be pulled out. Original quote was for $2,600 + tax, we've got him down to around $2,100 + tax. The quote reads as

"Asbestos Floor tile Removal. Containment setup with negative air and Air Test On Completion Of The Job. Floor Level Will Be Apply After The Removal Of The Floor Tiles And Air Test Is Complete."

Have never done Asbestos tile removal, and wanted to see if you guys felt this was in line with what you've paid. For what its worth, the property is located in New Haven County, CT.

Unless I am mistaken, I do not see this as $2,500 in cash flow. I do not see any insurance or tax expense, as well as projected maintenance and a budget for future capital expenditures. Seeing as you will be renovating the house, have you considered the carrying costs during renovation (or is that somehow built into Reno costs)? What about the possibility of it remaining vacant? While I am not sure where you are in the NYC area, I know that concessions for rental properties in Manhattan are over 20%. If you are closing soon and anticipate renovations to be completed in the winter, this could impact ability to rent for top dollar. I wish you the best of luck!

Hi All,

This is my first post on BiggerPockets, it has been an incredible resource! Currently looking for a new tax accountant in the NYC area. Currently live/work here, and have a number of investment properties in Connecticut. It is a bit more complex then that, but I figured its not worth it to waste your time with small details.

Any suggestions are appreciated, and please specify your relationship with them. Looking forward to contributing on other topics that I can provide some support with.
