this is all very depressing. We were about to start working with evolve here in the Des Moines Iowa metro area. Now that I know of all this terrible, can someone please recommend a property manager in Iowa that has a good track record? Thanks! Feel free to message me separately.

I own four single family houses in Marietta and Woodstock, and I am thinking about raising the rent. The leases end on 5/31/22 and will then automatically become month to month. Since they are month-to-month, I am wondering if I can just give a month's notice for rent increase. 

As far as I can find, the handbook and code do not specifically address rent increase notice. What it does say is: "Sixty days´ notice from the landlord or 30 days´ notice from the tenant is necessary to terminate a tenancy at will." 

Since I am not terminating a tenancy and the leases are month to month, do you know if I can just give 30 (or 40 or whatever - something less than 60) days' notice to raise the rent?

I am looking at buying a house via "subject to" financing here in Iowa. I get the general concept, but I want to talk through some details. Is there anyone here in Iowa who has experience with that? Also, is there a lawyer you would recommend who is experienced with that? Thanks!

Rick, if the cash piece were small and your cash flow would break even (after a little maintenance/vacany), would you pay full retail (less the commission they are avoiding)? I am considering such a situation. Thanks

I am looking to open a self-directed solo 401k. What are the best custodians out there for self-directed solo 401ks? 

In case it makes a difference, I plan to use it to buy rental properties, probably with mortgages since my understanding is that solo 401ks do not pay UBTI.

@Nat Chan, thanks for the tip. I read that book and found it helpful. I am now halfway through their advanced book. Both are great, but (so far) neither has effectively addressed my question about taking advantage of suspended passive losses without selling.

@Tushar P., thanks for the suggestion. I recently thought about trying to offset the suspended passive losses with passive gains, but I think that would take a bunch of capital, which I don't have available (i.e., I"m not willing to leverage a lot right now).
