Is craigslist the only place you have it listed? Out here some of the younger people are using Zillow/Trulia/Hotpads more than craigslist. Worth a try listing it in a few other places if things are slow.

Interesting conundrum to say the least. I would first try to convince the tenant that the fridge is not haunted or possessed. Then if that did not work, I would probably offer to buy a new fridge in exchange for the tenant paying a slightly higher rental rate to help offset the cost. Either way, I think you will need to buy a new fridge within the next month or so.

Seems like a great idea to build on in light of the fact that some topographic surveys in orange county can cost between $2,000 and $3,000. I am sure if you expanded on the current software and developed something that could cut surveyor's time spent on site and in the office prepping CAD layouts, you could sell it to them and it could be a win/win. Website looks good. Expand it to OC!

Try HD Supply in Santa Ana for basic exterior doors. Finding good sliding doors may be a little trickier and it would probably be worth(price/quality) ordering some. 

La Quinta, CA seems to be very popular with Canadians. I see lots of Canadian license plates when I am there. We have a rental in a community called Santa Rosa Cove which is adjacent to the La Quinta Resort and Spa and we use the resort's leasing service to rent it as a vacation rental. Using the resort's leasing service allows our guests (us too!) to use all of the resort amenities (pools, gym, etc). We live about 2-3 hours away depending on traffic and the leasing service handles everything from booking to cleaning. So, all things considered, pretty good setup for an absentee owner and we can block off certain periods where we want to use it or weekends that we do not want it rented (coachella rave, etc). @Will Barnard You should contact the author of this article:

and ask him if he would like to do some sort of follow up story on your journey through the court system. It was an interesting read that reminded me of your situation.
