I have recently moved to Florida from Minnesota / Wisconsin area. I can definitely tell you that only living 35 minutes away from the ocean is a huge plus . No state tax, property is affordable and there are so many Airbnb and vacation rental opportunities . Plus the lakes do not freeze for 5 months out of the year !

Cant really read that @Walter H. I see that is a report from Tokyo ? I guess I was referring to the USA . I was referring to my time on this great earth , not the entire world.

I agree with Jason's post . I do not remember a time in my history on this great earth that there has been a steady decline in home prices and property values over a 10 year period. Now is the time to look for the deals and hidden potential properties that will give us that long term ROI that we can get for a good price.

Eric certainly getting familiar with the area by visiting and seeing it firsthand is always good but not quite practical . While Zillow is good for getting a general idea for comps and ARV's , utilizing RPR reports are extremely valuable and much more accurate . Most seasoned agents will have access to the tool through the MLS to generate these types of reports. The data can be pulled anywhere which is quite powerful . Hopefully that helps.
