@Account Closed I have done some CFD on some land I sold. I think for the most part they work fine. Are you looking to buy on contract or sell on contract? What is it that you are buying or selling? Let me know and I have a couple other things to mention.

@Skyler J.   Welcome to BP.  As you will find out there is a tons of good info on this site.  Lots of helpful people on here as well.  I'm also in the RC area.  THere are a few people on BP and are in the area.  Not too much going on that I know of with most of them.  We did have a meetup once a month with just a couple people but I have been out of the loop on that lately.  We just mainly sat around and chatted.  Sometimes it is nice to talk to like minded people.

It really depends on your area what prices go for in your area.  Do you digging on your end and check the classified ads in the paper, check out the local free flyer if you have one of those, and do some digging on craigslists and see what the going rate it for homes in your area.  I think they can vary widely.  I have seen a lot of good deals down in Texas compared to my area.  For an example here in my area homes can go for 1K and up.  The stuff in the 70's area here tend to go from 1K to 15K, the 80's maybe 5K to 22K, the 90's 8K-35K, 2000's I assume higher yet.  With that said though there are always deals to be had out there.  In my market they are few and far between usually and also my criteria is usually to purchase stuff in the 90's.  If you wait around long enough there will be something.  I am suppose to purchase one today , a 92' model 16x80 for $2500.  It needs a good $5-8K to make it what I like to deal with which usually means new floor coverings, paint, windows, some shingle repair or replace, skirting, maybe some cabinets.  Now that is just material cost not my labor.  I like to have it all real nice compared to the competition out there.  I could squeeze by maybe with a 1-2K for now also.  So again it really depends on your market.  I myself would not buy anything older than the 1980's.  All those numbers are also based on homes in parks.

If you're looking for homes on land then prices will be a lot higher obviously.  If you're looking for stuff in parks, your first step is to determine if you can buy it and keep it in the park and sell it, rent it, or whatever your plan is to do with the home.  You need to do that before you purchase the actual home.  Check with the county to make sure how much taxes are due up until the day of purchase and also check to see if it is in a park, how much lot rent is owed if any.  

As for the title on the homes, I think most places they are just like car titles, the seller just signs them over to the buyer.

@Andrew K.  For the moment I have passed on the park.  Something came up and I had to use alot of capital to buy out a partner on a house so for right now I am not doing anything.  I think they might of owner financed part of it but I think in the end it would of required TOO MUCH money down($50-75K) they also wanted more money and planned originally thought.  They moved in 3 more homes and wanted another $50K for it.  So for now it was passed on.  Good luck in your ventures.

Is the loan secured by the home?  If so what about Dodd Frank and the Safe Act?

I would like to go but I am not sure if I will make it.  I had some minor surgery this morning and I am on pain meds, I have to train a guy the rest of the week also.  If I am feeling up to it I will swing up.  I saw some people advertising on craigslist for buying houses the other day.  Wonder who they are.

@Carlos Cueva  Is this home in a park?  If so make sure the buyer can get approved to live there.  Also make sure that it is ok with the park that it is in that you do sell it like what you are talking about.  With that said do some searching about owner finance and Dodd Frank and also the Safe Act.  There are some great people on here that know more than I do but selling financing has sort of gone to the side of the road per say now in light of those to things.  I don't do owner finance but it is something you should check into these 2 things because even considering.  Might not be an option.
