Anxious to read replies as I am not experienced to reply.  I would say if you can fashion a legal contract that gets you around the 100% equity, the rehabber would need to take on the debt by working the costs into his numbers.

I am looking for a free/low cost program or app as it is called nowadays which I can have on my phone and iPad that when I come across potential deals I can add the address, pictures, maybe links to tax and Realtor sets regarding this real estate.

I know many will say they just use a notebook and pen. Comments or apps?

Down payment. I see a nice deal for a rental, and I want to use a hard money lender to purchase, but he would like to see a 10% down payment. I want this business to be self sufficient and I do not want use my own money.

Please help.

I would like to purchase a nice “in-town” property in Canton Ohio. The rent is $750 per month, and the four people living there are in a lease until September ‘19 and indicate they will stay on another year after that minimum.

I have two other properties which I purchased out of my IRA, so this is like my first property where I would have a mortgage each month. Who can lend me money with low interest, and no points?
