I have recently decided to get my real estate license. My family and I are moving to California next year. I am currently in Wa.state. I am still wanting to become a real estate investor, and am frustrated because I haven't any money to invest. I have  listened to a lot of the podcasts and read the books. So I am going to get my education as an agent/broker. Still going to get there some day. Thank you all for your encouraging stories.

Well I have made a list of names of people I would ask for private lending. I am having a hard time around the language to use. With some people I would just bring it up in casual conversation. Should I be direct with them or casual? defiantly need help on this I don't want to blow it with a potential partner/lender.

I am working with an investing co. and am using their hard money lender. they will lend 80% of the deal and 80% of the rehab. my question is, can I use another hard money lender to fund the rest? or should I find a private lender. I was told That I would need $35,000 to get started. Please give feedback and suggestions.

I am a newbie and have gotten together with a hard money lender/ investment co. They will cover 80% of the deal and 80% rehab cost. now I need to come up with the 20 20%. I have some people I can talk to about private lending, but not quite sure how to initiate the conversation. Any sugestions?
