Ive spoken now to at least a dozen different turnkey providers, have reviewed at least 100 turnkey properties for sale and can tell you that it is not typical for them to be marked up that high.  If anything, the most you should ever pay for a turnkey property is actual market price.  

Its absolutely okay to buy turnkey, its a lot easier that way for sure.  My last 3 rentals have all been turnkey properties, you just have to do some serious research on what you buy and make sure its good.  

My advice to you is find another turnkey provider.  

I agree, there are more mouths to feed when you pay a turnkey provider to source the deals and manage the rehab but 20k over ARV is not cool

Hi Donovan, Welcome to BP! If you are ever wondering if you're soliciting just put your post on the marketplace side and you're good to go. Those of us with "Milwaukee" as a key word alert will get it just the same. BP marketplace exists partly to make deals happen. I agree with @Dawn Anastasi, bringing properties to an investor is different than bringing good deals. @Matt JuelsMilwaukee is hot on BP due to the low price to rent ratios so the investor market is heating up, but the retail market hasn't been too affected yet. That should change as the unemployment rate continues to drop (currently 5.5%).

@Jean BolgerThere are plenty of multifamilies available in rougher areas. Surprisingly hard to find in B neighborhoods. As Jenkins mentioned, Milwaukee favors SFRs

Hey BP Does anyone know a good personal finance book from a real estate investing perspective?

It seems like there are plenty of books about various real estate investing strategies and plenty on personal finance, but most of the personal finance books I've read recommend investing in stocks. Are there any good books out there that marry the two? Say, recommending turnkey investing outside your IRA and note investing inside a tax sheltered IRA. What is the REI version of saving for college/529s? Things like that
