@Brian Phelt that would be great! How can i find out about the meet ups in san antonio? I come there at least once a month and would come more often if I knew when and where the meet ups are. 

@David Michael  thanks for the response. I think that's a great point. I live in a rural town about 45 mins from San Antonio tx. I definitely need a mentor. I believe I'm going to have to reach out to someone there in San Antonio  because here I'm  not sure investors are focused on systems and processes. I'm actually about to start school for my re license in a month or two so that will help to. Thanks!

I am very green at flipping but I've learned enough about how to NOT run a business in the past to know that systems and processes can save me from a lot of unnecessary headaches. That said, how can I learn them? Or rather how can I learn them in reference to flipping? Are these heavily guarded secrets of the trade? Are there any good books or programs that focus solely on this that don't cost an arm and a leg?  I could blunder through this and make money the painful way but I would rather not lol. Thanks in advance my friends. 

Stanley steemer rents pro ozone machines that are used for the worst of smells. We rented one for an rv that had been smoked in for years. We put it in and left it on for 24 hours. No one could be in the space while the machine is running because it comsumes the oxygen. But 24 hours later the smell was completely gone. They use them when a person passes and no one finds them for days or weeks to get the smell out. They are incredible.

Thanks all for responding to my question. At this point going back to my 9-5 is just not an option so I'm glad to know there is something in between conventional lending and hml like what Stephanie Potter mentioned. I think we pretty much decided that's what we are going to go after. And then after a couple yrs just refi at that point. All good points thanks again!

@Marc Izquierdo i have also been looking into portfolio lenders as well. I didn't know that some will loan based on the deal and not so much the personal financials. Good info thanks
