Thank you everyone for your responses, very helpful! 

My reason for looking to jump into rentals is because of a faster sales process / ability to close more deals in a shorter period of time and get paid quicker. My sister is a part time agent on the south shore and recently had 2 deals that she had been working on for months fall through on her. I am not against eventually getting into sales but for now I believe rentals will work better for my income situation. 

I can at this point I do not have to work for the next 6-8 months and I will be able to maintain my current lifestyle which I believe to be a good buffer into getting into a 1099 position. I also have a small business that I run on the side that accounts for a good portion of my income that I would still be able to maintain. 

Additionally I am a 26 year old single guy I own a 5 bedroom duplex in Bridgewater MA with my sister we both have our own side my side is a 3 bedroom which could be rented out for $1600-$1800 per month and my portion of the mortgage is about $1000 with 120k(ish) in equity on the property (thanks to to bigger pockets). I guess my point here is that at this point in my life I am free to do whatever I want and living in a small town is getting a bit old and I am looking for a bit more out of life. I am torn between keeping my current living situation and doing real estate on the side or hustling in the Boston rental market 6 days a week in search of a higher income and the ability to re-invest in the market when the time comes. 

Realistically I know I can make either situation work for me it's just a matter of coming down to a decision as to which I will personally find more  beneficial to my life and my future. If anyone has any advice from personal experience I would appreciate it. Thanks for reading my venting post, it actually helped me organize my thoughts a bit.

Hi all,

I recently got my MA real estate lic and I am wondering if anyone has experience in the Boston rental market. I have been looking on CL at job postings in the Boston area and it seems as though all the offices are promising 50-80k for first year rental agents and more in following years of employment. I am currently on the fence between quitting my current job and taking a full time position in Boston as a rental agent or trying to find something just south of the city and keeping my current job (very flexible hours). Just wondering if anyone that has experience here can offer a word of advice on income for a first year agent/ good/bad real estate companies in and around Boston.

Post: Renting a room out in my 3 bedroom house

Hi yall,

I am going to be renting out a spare bedroom in my new single family. It's located in Bridgewater MA about 1 mile from a college. I'm a young guy so I don't mind living with a college kid if that will get me the highest rent / ensure that I will get paid via their student loans & having a parent co-sign. I'm aware that MA is a very tenant friendly state and I'm curious if anyone who has tenants in MA has any paperwork that they recommend I use as far as rules, rental agreements, and conduct expectations of tenant (cleaning/noise/etc.)? Ideally I'd like this paperwork to help cover me in court should I ever end up in a situation where I am trying to evict a tenant or get some unpaid rent down the line. I know it's MA so I'll probably be the one taking the loss at the end of the day should things go south with a tenant but anything you folks with experience can recommend would be appreciated.
