Cash invested: $167,800
Sale price: $875,000

Second short term rental property invested. Rental revenue: $60,000 per year, approximately.

Let's say you make a profit of 100k on the sale of your home. You pay 6% to a realtor for the sale. You are left with 94k. Later on when you have to pay capital gains, are you paying 20% (capital gains) on the 100k or the 94k?

I rent out 3 homes and live in one. They are all single-family homes. I'm pulling in around $2000+ per month in net profits (after all expenses). What's my next step? How do I make the jump to buying bigger units (e.g. apartment complexes) or more SFH's? I've run out of money for down payments. Ideally, I'd like to make around $10k per month in net profits. What's your advice?

Tenants left water in the hose pipe. They should have disconnected the hose from the outside faucet. The water froze overnight and burst a pipe in the basement ceiling. Who pays? Landlord (me), tenant, or insurance? Thanks!

HOA contacted me - an accusation of tenants letting dogs leave a mess: "neglected to dispose of all waste from your pet". What is the best way to tell tenants about this? In-person, call, or email, etc? And should I double-check with HOA on details first, to see if it's true vs an annoying neighbor comment? Any comments welcome. Thanks.
