Thanks for the ideas, unfortunately this is a tenant I inheirited from a recent purchase and no emergency contact on file.

My tenant gave 30 days notice to be out of the apartment by 4/30/15.  He hadn't been living in the apt full time for at least the last 4 months because he has been working out of town (which is the reason why he gave his 30 days notice).  With that said, he continues to be working out of town, but when I inspected the apt 3 days ago, ALL of his stuff is still there, but he hasn't been seen there for weeks by the downstairs tenant.  My last contact with my tenant was 2 weeks ago by text message saying that he would be out by 4/30/15. He has not responded to any recent calls or text messages.

Any ideas on what I can do??  I was going to file with the court for an eviction, but he has already agreed to be out by 4/30/15, but he just hasn't physically taken his stuff out.  Any suggestions would be appreciated.

Thanks again for all of your input. An update to my situation. My female tenant informed me that she is going to stay in the apartment and resolve things with her boyfriend. I don't know how long this is going to last, but at least I'm more informed about this topic as a result of your comments and my research over the last couple of days. I do plan on paying more attention to their situation, and will inform the appropriate authorities if I witness or hear any altercation between them.

Quick question, as a landlord renting an apartment to an unmarried couple (man/woman), am I legally responsible to notify any authority (police/social services, etc..) if my female tenant informs me that she is leaving the apartment because she fears for her safety (domestic violence) from her boyfriend???

How could Aaron's file a case against me??? I'm not listed on the contract. They don't have proof that I am in possession of the property.

My tenant, who was two months behind on rent, decided to leave without informing me. I found this out after going to collect the rent and the door was unlocked and all personal possessions gone. Only things left were leather sectional sofa, flat screen tv, Xbox gaming system, and a nice bedroom set. So I emptied all of this property into storage, and according to PA law, planning to hold it for 30 days and if tenant doesn't try to reclaim, will sell property to try to recoup my losses. Well, I just received a call from Aaron's rental furniture store, stating that my tenant told them to call me regarding their merchandise. I never realized the furniture was rented. All attempts to contact my tenant have failed. I never signed contract with Aaron's regarding furniture. My question is, can I continue with my plan of selling furniture to recoup losses, or do I have to give furniture back to Aaron's??? My thoughts are that this is my tenant's contract and I have no responsibility to respond to Aaron's rental store. Any responses would be greatly appreciated!!
