Congratulations on your decision to join the real estate investment family, we're happy you're here! I am based out of middle TN, so I'd love to see what areas you're looking for. As far as some tips to keep in mind though, I would say to develop a great understanding of the area you are looking at investing in. Essentially, you should live on the MLS of that area. This will give you a better understanding of the market you're operating in, and should you find a property you may want to buy, the cost estimates will come to you naturally.
