Hey team!

I just put in a couple offers on single family homes in the Chicago suburbs (Bartlett and Carol Stream). I've done my own analysis and read some related posts in the forum, and I'm very much of the mindset that if the numbers work, the numbers work, regardless of season. With that said, I'd love some input from those of you who have bought SFH in Chicago during Q4 or Q1. How long did it take to get it rented? What kind of vacancy factor did you build into your analysis (I've been using 15% - am I kidding myself?)?

Hey all,

Can anybody recommend a realtor in Du Page county (ideally one who is familiar with Bartlett and surrounding towns)? Obviously, I'd prefer a realtor who has his/her own investment properties, or at the very least, specializes in working with investors.

I appreciate any feedback!

Hey everyone - new member from Chicago here!

I'm interested in joining a local REI organization as I believe its the appropriate next step in developing my knowledge. From browsing these forums, in addition to some outside research, I've identified CAREIA, WCRT, and Chicago Creative Investors Associations as some well-established groups. I was hoping to get some insight from anyone who is/has been a member of these organizations. I'd also love to hear about any other groups that you guys might recommend. I know these groups aren't for everyone so negative opinions are welcomed to!

I'm interested in purchasing a multifamily property - specifically, a three-plex or a quad. Is it necessary that the property is fully occupied when I make an offer, or is this more of an added bonus?

I should mention that I am not looking to do any major renovations - only minor improvements to increase value by 10% or so. So, the property that I purchase is pretty much going to be the property that I rent.

I'd appreciate any feedback!
