Does anyone have any experience renting your properties out to Sober Living Business?

Currently have an applicant who has asked if I would like to rent my unit out to recovering addicts who are drug and alcohol free. States they have renters and liability insurance and have been working with other landlords to do the same.

Normally I would say no, but considering I am being offered above market rent, it is very tempting offer to take up on.

FWIW I have other applicants who are qualified and interested at market rent. Curious if anyone has gone this route and if it has paid off or not. I also asked my insurance and they mentioned it should not be an issue.

I am looking to dive into an OOS rental property and curious to what markets you all have had success in, particularly with small MFHs
