Quote from @Jeremiah Maughan:

In Provo you need a PRO zone passed, which basically rezones a portion of the space. However the city typically requires one acre minimum.  Both cities have effectively shut down duplex conversions.  They do allow accessory apartments though, but that means owner occupied is required to rent out the accessory apartment.  Both cities have the guidelines for adding an accessory apartment.  If a house is already used as a duplex, sometimes you can do some legal research and have it recognized as a duplex, but it would have to be a continuous, ongoing use for decades.

Is this still the case Jeremiah?

@Jordan Herrmann I don't have much advice as far as what to do but one thing to keep in mind is that if the property is zoned as commercial I believe you can legally do Airbnb "I think" so get your own legal advice but that could increase the cashflow

Hey @Parker Jackson welcome! Your situation is basically exactly what mine is, I introduced myself a few days ago and I have already made some great connections so your doing the right thing, I also thought that I wanted a FHA loan to start house hacking but from the connections I've made on bigger pockets they have told me that a FHA loan keeps PMI on it the entire time while a conventional loan only keeps the PMI payment until you get 20% equity in the home which can change the cash flow numbers drasticly. And some locations can get you a conventional loan with only 5% down.

Just wanted to welcome you to bigger pockets and share that tip with you that I have learned since introducing myself here on BP.

Good Luck!

Hey @Taylor L, I took your advice and I found a local Provo Meetup thanks!

Hey @CalebRigby my end goal is passive income so I would love to get into a rental/house hacking using either the money I have saved up or my credit to get into but I also understand the value of doing flips to raise the capital to afford the rentals so I would love to pick your brain about how you do flips

Hi BP!

My name is Mark Hall, I am 26 years old and a Virtual Reality developer.

The main goal for my wife and I is to achieve financial freedom. I am looking to connect with experienced investors in Utah County and looking to invest around Provo, Orem, Springville, and Mapleton. I have some money saved up and am looking to get into a deal this summer but I don't have much of a background in real estate so I am trying to learn everything that I can and start building my team.

I'm excited to meet the community and start working!
