@Pandu Chimata - there's plenty of places that will offer investment HELOCs, not sure why the discussion would say otherwise, sounds like a few already offered solutions, but yes, call a lot of the local CUs and there will be a handful that offer it!

@V.G Jason I just did a primary VA and FHA deal mid 5s and that's with no egregious points. Also doing a primary conventional upper 5s, so definitely out there. I'm a broker, so I have some of the most competitive rates in the industry, haven't had anyone be able to touch my rates.

Soaring down? Where?

They dipped down in mid dec, and are slowly climbing back up. Probably peaked in October, but they aren't "soaring" down. Soaring means rising, you mean crashing. They aren't crashing down.

You, like all lenders & agents, are selling if it the rates come down everyone on the sidelines will get in. That won't happen on a small decrease, we need a large(er) decrease in rates and an increase in supply. That'll come if the economy goes down. And if the economy goes down, then all those "sideline" buyers are likely tapped out of liquidity, too. 


 How can you not say they have soared down? Since October they have come down over 1-1.5%? That is what I call a huge drop in rates. My investors are finally getting rates around 6.99% again. Also - having rates in the 5s, I'd call that a good improvement.


You said rates were 7-8% and now are getting 6.99%. So almost within that range, but yes I agree they've come down from October's highs. The "soaring" aspect isn't the right word for this, but I do agree they've come down. I do see them slightly going back up so far this year though. 

I wouldn't say they've crashed down though. Going from 8 to 7% is solid. 8% to 5.5% that's crashing down if it's a short period of time. 

 Rates are 6.99% for investors....

rates are in the 5.5% range for primaries....hence soaring to your terms then

Honestly rates still are looking smoking despite all the noise the last week. So couldn't complain.

I would love to have higher rates slightly longer or a very slow downward trend on the rates. Too fast will cause issues.

Just give it another few weeks to play out, we need the FEDs to cut or do nothing.
