I just had a conversation with them, he told me 750 commitment fee and that covers the appraisal, credit check, flood check and LLC standings. I'm thinking of using them so if anyone has anything to add, I would appreciate your experience.

@Tim Herman sounds like you dont do any work yourself and are not considering 40k in rehab. i will be selling in 9 years to retire. the 3 houses I rent have a 0 vacancy rate for the last 5 years. don't think ill be around for 100 years to see those other numbers. 

Auburn savings usually gives me 80% LTV on houses i build to rent out. Just finished a construction investment loan at 3.45 for 30 years. ill find out if its different for buying an existing duplex.

as far a repairs. 35 to 40k rehab, I shouldn't have any repairs for 5 years for minor things and 10 years for cap expense. including appliances. be close to being a new apt. 

1900 is 950 each 3 bed room unit. tenants paying that now so most likely ill go up after its rehabbed, maybe 1000 each unit.

i need to find people like you in my area. This would make a good deal for both, you bought the property for 140 with a ARV of 260 - 280. I would cover the rehab work until it sells as long as it sells within days of completion.
