Post: Worthwhile 1031 DSTs?

Hello wondering if anyone has come across any worthwhile 1031 DST investments focused on MF, Net Lease or Self-storage out there. Looking for solid operators, moderate fees, proven distributions, etc. Thanks in advance.

I have a few cash flowing rentals in different markets that have performed well in the past few years.  As I've moved into private lending (and earning better returns), I'm looking at decision points to consider if I should sell.  Some of the points I've considered are below, what are some that more seasoned landlords use?

1) Does the property Cap out well?

2) Is it a high touch / troublesome property?

3) Do I need the money? Could I earn more in another investment?

4) Tax / 1031 implications?

5) What is the overall market outlook in that area?

I'm looking to build out one or two Manufactured Homes to sell in a market I have identified.  I believe there is significant demand for this type of product esp in the 50+ market and sub 200K all-in.  I wanted to see if anyone in the BP community has done a small build like this?  

If so what were your costs from the dealer?

Costs to prepare the land for a fixed foundation to get FHA approved?

Overall sold/delivered profit margins?

Any other friendly advice you can give would be helpful, thanks in advance.

I'm close to acquiring some wholesale properties in Arizona which unfortunately has a state income tax. Are there specifics or exemptions on non-resident filing requirements in AZ?  I'll engage my CPA but I thought there was an exemption on rental income where if that is all it was you didn't have to file.  Any AZ Non-Res investors out there?

I had an interesting possible deal come through the other day and would like some advice on how to approach.  

Person signed a lease option to buy a large SFR in a hot market back in 2014 for $255k. Small downpmt (LO fee) paid, monthly pmts for a 5 year term. Deal worked out for that person as the property is now worth close to 400K. Person has contacted me as a hard money lender to exercise the LO and purchase it outright. Long short, person has no real assets or credit, I won't loan in 2nd and the title is still in previous owners name. How can I protect my principal in this deal? Should I go the JV route as we both want to sell the property and cash out? Anyone ever structure a deal like this?

I'm selling a rental property and due to the number of inquiries regarding financing, I may consider owner carry.  This would be the first time I would do this, could someone experienced in this maybe outline the risks?  My plan would be to outsource all aspects (origination and escrow).  The property is free and clear but I would take a 1st Trust Deed out secured by the mortgage note.  Structure something like 20-25% down, 8-9% interest to recreate an incentive for the buyer to refinance.  

If they default, what does it cost typically to foreclose?

Would I be able to sell the note down the road a bit to get my principal back?  Would 1031 rules apply?

Thanks much I appreciate the clarification @Dave Foster @Omar Khan @Clayton Mobley makes sense to me now.

As a follow up is there a holding period time for the new investment after the 1031 has been completed.  For example, I sell a 500K property (300K in equity), 1031 into another 500K prop (for purposes of simplicity), but then sell it 6 months later?  Is there a stepped up basis or would I owe any taxes if I sell it for say 500K (wash or small loss)?

I'm interested in selling and doing a 1031 for a SFR rental I have. My question is around the "Like kind" aspect. Can I do an exchange into a Syndication deal or commercial property or does it have to be another residential SFR that I acquire?

Can anyone recommend any private funds that specialize in SS for accredited investors?  Or I'm open to talking with other investors looking to raise capital for active deals.  Looking mostly central or western part of the US, thank you.
