Steve Martin with Pillar to Post is a great inspector.  They have other inspectors with that company that are good too.

Question about the BRRRR strategy:

I currently have 4 conventional mortgages - so I am capped out on them. 1 is our primary home and we have 4 rentals (one with no loan). We have a fair amount of equity built into our primary home. All homes are cash flowing, have leases, good CAP rates, we have good credit, etc.

I would like to do a HELOC using the BRRRR strategy.

My question is: will a bank refinance my property in the BRRRR strategy (assuming the appraisal comes back strong and after the seasoning period) even though I already have 4 conventional loans backed by Fannie and Freddie? Would it have to be more of a local bank that doesn't sell the mortgages? I hope this makes sense. :)

Does anyone have an experienced CPA who specializes in real estate? I am looking for one in the Piedmont Triad area of North Carolina.  I'm open to Winston Salem, Greensboro, High Point, or the surrounding areas.  

The BP books of Tax Strategies for the Savvy Real Estate Investor showed me that I really need to find a good one that can help guide me.

You may want to try Clint Calaway, a real estate attorney in Winston Salem.  He's helped me close on 3 homes.  I've never used him for what you're asking about, but I'm sure he could do it for you or point you in the right direction.

Good questions.  Congrats on your 1st rental property in W-S.  

I'm sure BP would be ok with me plugging their book for them "The Book on Managing Rental Properties" - it's the yellow one.  It comes with free forms you can download online - which they want you to run past an attorney if you are going to use them.  I use some, but not all of them.  

Also, they mention their 2 favorite background type websites in the book:

rentprep.com or mysmartmove.com  I chose the latter recently.  

Also, postlets.com is another website they mentioned that I used recently and loved. 
It posts your rental to Zillow.  Trulia.  Hotpads.  And has a craigslist link to post there as well - all for free.  I've gotten several good leads for my house on the market through that.  

I learned all of this from their book I read a few weeks ago.  The other forms, maybe someone else can help get to you.

I'm surprised no one has responded to you (that I see at least).  I'm wondering the same thing and am going to poke around some more on the forums.  Let me know if you have figured anything out about regarding this topic.
