Hi all,

Nice to meet you! I’m 24 years old and just started studying up on real estate investing. I’ve been watching a lot of videos, reading and listening to podcasts to educate myself on the process.

I’m very excited to get started in this over the next couple of years. I think I have the commitment and determination to do well in it. I plan on being a “passive” investor, specifically looking at duplex’ or single family homes to buy and rent out.

I wanted to evaluate with you all a potential duplex that I came across. Since I’m newer at this, I wanted to hear all of your thoughts on the price, condition of the place (based off the posting) and potential cash flow given the rent in the area. Here is the property:

It is located in Garfield Park which is just outside the city, an I area I feel could be up and coming. I have my ideas but I wanted to hear some of your thoughts on the property and potential area (if somewhat educated on it).

Note, I am not actually interested in this property but more so all of your thoughts and how you think.
