@Scott Jackelen- Politics and money. The Metro Planning Commission which voted 8-0 to outlaw investor-owned STRPs is headed by the President of the Tennessee Hospitality and Tourism Assocation- which lobbies on behalf of the hotel industry.

Seems like a clear conflict of interest.

@Mat Farmer - Mat, yes, investor-owned STRP.

My understanding is that due to the fact that the City Council has not voted to finalize decision, they have put a moratorium on issuing any Type 2 or Type 3 permits. However, the common sentiment in the investor community seems to be that the bill will pass and they will completely phase out Type 2 and 3 permits over the next couple years.

Don't quote me on this exactly on accuracy. It's being repeated from what I've heard from credible sources via word of mouth.

For the Out of state investor, I would definitely not be looking here with STRP as your primary strategy.

I'm sure some other Nashvillians will chime in with more detail, but I would definitely not be looking to invest in Nashville right now with a STRP strategy. The common sentiment among investors and others with boots on the ground locally is that all investor-owned properties will be outlawed in the near future. 

I also have 2 vacation rentals in Nashville market and have also been researching other markets to invest in a short term rental property.

The concern I have with becoming too heavily weighted in Nashville (or any market) is the change in regulation. Nashville is already on the fence about a moratorium or banning of STRP and I hesitate to put all my eggs in that basket.

I've had a lot of difficulty finding long term rentals that cash flow in this market, so the vacation rentals have piqued my interest but I want to spread into other markets to diversify.
