Thank you John and Matt. These are great suggestions. I will start my calls to try to get more information and to find out if a hydrant with a storage tank would work. That's a good idea since it's unlikely there will be a water line to tap into in this area. But one of my wells could pump and fill a storage tank that the fire department could access when needed. Maybe I'll be lucky and the municipality will help. I knew there had to be a way to get out of the PC10 class (about 5-6x more expensive premium.)

I have a property under contract in a rural area of Michigan. The insurance quotes are literally 6x the normal cost of a building of similar size. This is due to the property's proximity to a fire station (7 miles) and not having a fire hydrant nearby. The score it's getting is a "10" which is the worst when it comes to insurability. So basically they charge incredibly high rates.

Anyone ever dealt with this or know a way to reduce the cost here? By getting the bill down I can significantly improve the value of this property. 


Main suggestion so far is to get municipality to install a fire hydrant within 1,000 feet of the building. I can try that but would love some more sure-fire options. 

I am looking at some nightly rentals and was hoping there might be a good spreadsheet or resource out there that can make quick work of my analysis. Let me know if you guys have anything that might help. I have an excellent multifamily one, but need something tailored to nightly rental or small hotels. Thank you!
