There was a property and our bid was 10% over asked. Option period 5 days and almost 10% earnest money. Have bank commitment letter lined up even my agent said it is a real solid offer. We didn't get it and there was minimal feedback from seller agent besides thank you blah blah blah..

So I recall a conversation at the open house and there were some side discussions where the agent said they like to keep the transaction in house, having the same agency represent both buyer and seller.

So without any other information, would it be possible that the seller's agent "missed" my offer and present the best offer from his agency?

What can you typically ask for in buying a duplex?

-Is profit/loss for last 2 years?

-Whether rents are current if there is already tenants?

-I saw few in my area and the lot was one big lot with one house split into two units, A&B addresses. Who has the responsibility to check whether it is truly (city approved) duplex? Title company?

Also in houston here. Spoke with couple of realtor and they dont see buy and hold are doable unless you go outside belt 8. I looked at 20-30 listings over the weekend and some are ok, but almost everyone is flat to slightly cashflow negative. May be i am doing something wrong but the prices inside belt 8 are too high.

I am looking at appreciation as priority but these <200k houses are gone in 5 days. 3 i looked at on Saturday are already under contract.

Thanks everyone. What would you advise is the best way to start out if I dont want to give up my w2 job? Interview with brokers that offer part time?

Again, i am primarily looking to save on the commission for myself and not necessarily representing others.

Hi everyone,

Happy New Year!

According to https://www.realestateexpress...., once you passed the real estate exam, you still need to get sponsorship to become a broker in TX? I am interested in flipping houses and getting access to MLS as well as saving on the 3%, is the sponsorship from a broker firm still necessary? Kind of confused here.
