As a landscape contractor most of my competitors are uninsured but I find homeowners seem to care more than landlords about insurance, why is that? This is a generalization to elicit feedback but my comment is based on experience. Please let me know if you have had this experience as a vendor and your thoughts. Perhaps as a landlord you can express your feelings as to why you lean one way or the other. Any horror stories of using uninsured vendors would be appreciated also.

A lesson for all those new real estate investors like myself who aspire to get Bigger Pockets.

As a landscape contractor l keep copies of all my insurance paperwork in each truck I send out.  If a contractor cannot produce or is unwilling to, find another contractor!

I like AJ Minakers reply if you find yourself in this situation again.  But as for living today just move forward and be happy they are gone. I have taken people to small claims it is no fun even if you know you will win and they will pay you.  In your case you probably won't be paid even if you win.  Relentless Forward Motion

Hello my name is Mark Hegeman. I am joining the forums to learn more about real estate investing as well as networking for my landscaping business. I have always wanted to buy and hold real estate but was always too afraid to actually try it. After finding biggerpockets.com and reading about everyone's else's trials and tribulations I have decided to take my first step, I am joining this community of like minded individuals and excited to learn a lot. I am looking forward to learning and growing with the bigger pockets community. Feel free to introduce yourself to me and provide any information a newbie like me should have when it comes to buying and holding real estate. Let's get to work!
