Post: Lead Generation FB Page??

I haven't run any FB ads in like a decade but I am more concerned right now about setting up the page and the lead capture funnel.

A lazy targeting would be people who are homeowners and live in that zip code. Maybe target older users as they are more likely to  be sitting on a paid for property with deferred maintenance and just want out.

Something more advanced might be someone who likes the local high school or is "from" Smallville or has recently liked a local funeral home. I know that sounds a little morbid but it's just the first idea that popped into my head.

I'm a real estate investor in a small city in the midwest. I keep seeing these "we buy houses" flyers and yardsigns around, and know these are wholesalers who are looking for people who want to sell in a hurry...

I'm just wondering if anyone has tried running FB Ads and driving the traffic to a FB Page for "I Buy Homes In Smallsville". Somehow we need to capture the lead info and then do some follow up. Again, just wondering if anyone has tried this and what kind of results one would expect?

Might be possible to do this even without an external website.. 

Not sure how to target people, but ideally would be looking for people who just inherited a house they don't want in a city they don't live in... I know you can do some pretty advanced targeting on FB, but of course you can't get quite that detailed. 

How many other states are doing this?

I'm assuming we will all have to roll back payments into some kind of loan/debt which tenants will get to pay back over time?

Post: Newbie Considering Wholesaling a convenience store

I have a close family friend who has owned a family operated convenience store in a small town nearby since the 1980's. 

It started as a partnership and to make a long story short, she's now a widow and the sole owner of a small convenience store. She basically wants to sell it for what she still owes the bank.

She's been trying to sell it for years, but has only done so through local word of mouth and running "for sale" ads in the local paper. She doesn't want to pay a real estate commission, but that's her next step.

I asked her if she had listed it online anyplace, and she hasn't done any online marketing/advertising at all.

So... here's what I am thinking....

I would get some type of option to buy it in writing at her minimum sales price.

I would try to advertise it online via loopnet? or elsewhere and find a buyer who is wanting it, hopefully making a little bit on the deal. If I make anything over $5k I'd split my extra profit with the seller as she is a close family friend. 

I don't know specifics on the business, but it's profitable and the store is in really good condition. She's invested a lot into keeping things up to date as far as the equipment and gas pumps etc go. 

The seller trusts me and I'm sure she would go for the deal. She really just wants to get rid of it and retire...

Anyone have any other ideas/comments/suggestions?
