You can find one by simply Google Chicago Residential Lease 2024 pdf. That is where I found it this year. What a pain to have to do this every year. I guess that's Chicago for you. 

Please share this lease if you get it. I will try the almighty Google. Fingers crossed.

The tenant moved out. I lost several months rent, legal fees, court fees and some property damage. The bottom line is, evictions are extreemly hard to do in Chicago and take lots of time. I have done evictions in Florida and it's way easier. 

Hi John, I know for sure its zoned for 6 units because its been taxed as a 6 unit building for years. I did write to the alderman asking if I could make it a 9 unit building. It's about 9,000 SQ feet. This was what they wrote back to me. I think the parking issue will kill the 9 unit idea but 6 will be granted due to the age (grandfathered in). 



"At approximately 50’ x 150’ it already has enough minimum lot area, as RM5, to allow for nine units. Is the person maybe asking if the building can by physically modified because based on units alone the lot and zoning district are not the issue."

Yes, I am just at the rough pricing out phase of this. Ideally everything would be electric. NO GAS. 

Each unit would have it's own central HVAC system, hot water heater, electric box. Depending on space washer/dryer in each unit or maybe common washer/dryer per floor (pay per wash). It's nice to dream all this but until I guess I meet with someone who knows what is possible for the $$ I don't know. The building is around 9000 SQ feet. I would really like to do 3 units per floor. Due to lack of parking, I don't think the city will go for that. 

I don't mind the converting to condo idea, I just don't know what is involved with that. Again, need help. 

Thanks for that reply. Lots to think about. Unfortunately, it does have a back yard but it does not have an alley. So the yard can not be used for parking. Any idea about price per sq foot to rehab? Ballpark figure - like $100 a sq foot? 

I am looking at a very old 3 unit building in Chicago. It's zoned as a 6 unit and sits on two Chicago lots. I am expecting a full gut rehab here. I think the structure is sound, roof sound, windows okay and brickwork in good shape. Any idea's how to do a rough calculation on rehab expenses? Anyone want to come out and look at it and give me a ballpark figure? Any recommendations for contractor or architect? Any information greatly appreciated. Thanks!
