I wanted to know if there was any reliable in person seminars for real estate investmenting in Fairfield county Connecticut..any suggestions?

I currently pay for all the utilities because she's a Section 8 tenant. I put a Wi-Fi remote thermostat in her house so I always know what the temperature is upstairs and when it gets too hot I just closed the dampener in the basement and the furnace. I know it's going to be a little pricey right now but splitting the utilities I think will be better in the long run

What's the source of anxiety? Is it they you'll have a bad tenant(s)? That you won't be able to get rent to cover the mortgage?

Listen, you've done this already. You're probably buying at higher rates, but just run the numbers, see what you can afford, and compare potential monthly payments to what you could get in rent. (Use Rentomter for a rough estimate.)

Don't overthink this. What do the numbers say? Can you break even or make a little? Then buy. If you might lose a hundred or two a month, then A) can you afford that comfortably with your current W2 and B) is the property at least in a good location that has appreciation potential over the next 15 years?

If you can say yes to the above, buy. If you can't, save some more ... and then buy with a larger down payment.

i want to buy another 2 family, but im intimidated with these high interest rates and crazy market .im house hacking right now and and have an easy tenant. buying a second property will be more responsiblilty and im anxious. whats a good webinar to help ease my anxiety

i want to buy a another 2 family, but not house hack.. the electrical component won't come until November 2024 and then I still have to split other utilities should I wait till that project's done?

I bought a two family house in August of 2021 which I'm house hacking and the second floor is being rented. After all  are paid all expenses are taking care of I pay about $500 a month to live here. I'm in the process of splitting the utilities in my first house but having issues getting electrical Parts but should be coming soon .should I wait for the utilities to be split in my first house before I buy my second property? I have about 100 Grand in equity in my first property and about 70k saved in cash.Any advice?

 Well it's two different apartments.. So is that what you mean by 2 zones? 

How many thermostats are there in the house?  Each thermostat is tied to a zone valve.

 Just one in the first floor and I control it
