I am a little new at real estate investing but have alot of experience in finance, lending and insurance....so is 2-5 points on these deals the standard norm?

I realize this transaction is risky and im not looking to jeopardize any relationships on biggerpockets so its essential that i explain there is risk to this but have been doing so for a while. I would only accept accredited investors, however the risk reward is very favorable.

Hi, Justin. The Deal is a life settlement transaction. Basically we invest in insureds who have a terminal illness such as HIV Cancer, we provide them with a lump sum at a deep discount to help pay for their long term care expenses in exchange for their death benefit in life insurance. We become assigned the policy and can either trade it at very high payout quick or reap the full death benefit.

Medical records indicate a life expectancy on this patient for 2-3 months max.

Investor will get paid back at either 3 months 400k or if we decide to trade the policy, we do have some buyers right now wanting to buy.I can explain more in detail if you call me at 210 740 0285 we are collecting 2 million split in 3 partners or 4 if you join,

They do work, our group right now has identified a policy to purchase which is at a very good discount, however I like for alot of medical conditions to be present such as HIV, Canceran, and certain medications to be prescribed so as to bring alot of co-morbidities in which plays a factor in the mortality rate which makes them suspect to death. We look for a number of things in addition to low life expectancy. We are actually purchasing one right now for 175k split between 3 partners ( we have 2 partners and are seeking 1 more) its a 5 million dollar policy and the patientispre  dicted to live a few months more. Now this is an extreme case and you probably dont bump into that every day but thats what we look for and we do 2 of these every  year. Last time we made out on a purchase of 300k and a return of 3million in 5 months split between 4 partners. WES till do this and are looking for more partners.
