Kira, congrats on the aquisition.  How are you planning to have this property managed, as I take it you are out of state?  Did you bring on a new management company, or do have a new strategy to use with the old company? I am assuming the prior owner was not putting much money into this property.  The seller second tied to the deal completion is a great win-win.

Has anyone had experience with any good brokers for apartments in Omaha Nebraska? I really like the market, and I have family there, but am having a little trouble locating an experienced salesperson who knows the multi family business and can uncover the off market opportunities we are all looking for.  Who are the people I should be talking too, that have the good connections in town?

Where can you find demographic data for areas 1, 3, and 5 miles from an address. I can find general information about a zip code, but I am looking to drill down to an actual address level.  Specifically looking for household growth or decline and income data broken down by levels.  The data on sites like loopnet is fantastic which is powered by pitney bowes mapinfo.  Trying to find something similar or comparable that does not require a subscription.

That's a great text message thread!  Renting to college students has its pros and cons.  I have rented to hundreds of them over the years and overall it has been a great experience.  But I cannot count the number of calls I have received at 2 o'clock in the morning from a tenant who has "butt" dialed me while at the bar or what sounds like a great party with music blaring in the background. Quite funny, and it is better than a maintenance request.

My agent is Jim Rollo.  I am in the Binghamton market in Upstate NY. He is great. I just switched over to him from an independent agency and I saved a bundle.

I recently purchased a new umbella policy with State Farm covering one personal residence, two rental duplexes (all my other properties are in LLC's) and two vehicles for $632. The coverage is for 2 million.

Yes, I would like to repeat what the other posters have said.  Finding quality deals is the first order of business. Next is making sure you feel comfortable adding deal number two to your portfolio.  Does it fit in with your risk profile, can you handle the additional work associated with it?  With that said if you find a good deal and are comfortable with it, your second deal could come as quickly as next month or next year.
