The company I have invested with has done a great job explaining why this is happening and what they are doing about it.  It is primarily over the high and sharp rise in interest rates we've been experiencing.  I mainly wanted to know if other investors in syndications were experiencing the same thing. 

WOW, THIS PLACE HAS REALLY CHANGED.   I dont want to hear about you selling me your course or advice at a "new customer price" . Stop the BS.  I just want to hear from regular investors about their experience.

It's big news, and I just finished writing a blog post about why it's significant and what it means for investors.

Sorry, but a mere blip of less than .5% does not get me excited.  Now out nearer to you: Idaho Falls is currently growing at a rate of 1.34% annually and its population has increased by 5.58% since the most recent census, which recorded a population of 65,885 in 2020. The average household income in Idaho Falls is $87,582 with a poverty rate of 11.44%.  That gets me excited.

You don't even have accurate facts about Detroit!


 I certainly do have accurate information on Detroit as I've lived near it for many years.  You can verify for yourself everything I have said.  The population of Detroit has been decreasing like someone falling off a cliff  for over 20 years.  Crime is a major problem.  Every real estate investor I know here has horror stories to tell.  In one instance an investor has pictures of two men breaking into his house, but because he had the door barricaded they just passed his new furnace out of the window! Go Google it and stop accusing me of things when you are the one being ignorant!

Mark, I think I made it clear I am looking for the opposite of hand holding.  I used to be a very active member, but I got tired of hearing  "find your why", "leave it to the pros", "build a team" etc.  These are all cliches.  I am just looking for more meat.

Melanie, there is a big difference between the city of Detroit proper and some of the surrounding suburbs.  Crime is quite bad in the actual city of Detroit, especially in the neighborhoods. You may fix a house only to have your equipment and any appliances all stolen overnight.

If you are in Detroit you have what so many people here would kill for... a cheap market in your backyard that's makes it easy to learn.

 Hi Travis, the thing is, Detroit population is dropping precipitously and continuously.  There may be a lot of properties, but it won't do any good if there is no one here to live in them. I know that many of my fellow investors buy in the actual city of Detroit and their furnaces, water heaters, etc. are stolen from their properties.  Are you investing in the suburbs of Detroit or the actual city?  If so where? 

I have invested in SFH in the suburbs, but not Detroit propper.

 I was a member for years.  How many times can you hear the same old same old?  Maybe BP has changed, but I don't see it. Lets get more advanced of those of us who have been at his for years.

Why is my syndication asking for capital calls?  Are any of you experiencing this?
