If the guests are bringing a dog, they almost always tell me about them. Breed and size. How well behaved they are etc.

If they say any of their dogs are under 15-20 lbs, I call them directly on the phone. I tell them exactly why they need to keep their dogs on a leash when out walking. I even tell them not to let them out onto the decks by themselves.

I am not sure why these particular guests didn't heed my warnings.

 Well in that case the dogs are at the mercy of their dumb owners. Sad that it was a totally avoidable situation but doesnt surprise me as the population at large is pretty dumb.

I have emailed multiple times but can you PLEASE make it easy to find the New Jersey forum page? Not the Newark, NJ page. Not the Jersey City, NJ page. The New Jersey page. Linked below. I cannot find it via the website on my phone (no app) other than a Google search. That forum used to be popping with new threads every week. Now it's dead, with a forum post asking why it's so dead! Please please please fix!!!!!

There was a guy on here who invests in strictly D properties or even motel rooms. His photo was him in a wife beater and he'd ask the most obscure questions like

"what do you do when your tenant propositions you to pay rent in oral sex versus paying in all pre-1975 quarters?"

Or something like that. Anyone remember him? Haven't seen him post in a while. Juat based off his questions he'd pose to get a rise out of people I'd prob pass on D properties.

This is my market as well. Shawn is spot on as he's experienced and will keep it short. You need to have your ducks in a row; financing, educated realtor, proper offer with favorable terms to the seller like Shawn said. Also stop going after properties in the busiest season. I'm looking now and it's just dumb what people will pay. I picked up two properties in the winter time with much less competition. I've never worked or talked to Shawn but see his posts and follow him, he knows the deal here. You can do well in NJ but its a higher bar to enter the game.

Also I just want to mention. BP is great tons of good info, but a lot of it doesn't apply to Northern NJ. Our market is nuts, has high rents, multiple offers, HORRBILE wholesalers. So just understand a lot of the traditional advice on BP doesn't work for us. Good luck, there's a NJ sub form that has good info but it's so hard to find. BP refuses to fix the issue.

You're not only listing on FF, right? I'd list on Airbnb and Zillow as well since they're free. Plus Zollow publishes on Hotpads and another website that escapes me at the moment.

I'm also of the mindset that at that size apartment building, I'd try one unit at a time for MTR. You may find a sweet spot with managing time wise or slowly build up your systems and knowledge about what works and what doesn't. Good luck!

I don't lease my own properties for this reason. I have a leasing agent who is an investor as well who's well versed in NJ discrimination laws. He informed me he would present all qualified tenants to me, involving S8, and I could pick the most qualified one. Sorry you have to go through this. Investing in NJ is a different beast.

#3 is insane. Anyone who agrees to that is out of their mind. If that's normal, f that. I would never want to be held to sell the property under a specific agent without choice. You do realize you pay for reno on the property, not the PM? Like others said though, they are free to put it in just like you're free to not accept their services.
