 No, none work.  I wasted a lot of time on those rabit holes.  I strongly advise everyone to entirely avoid this investing route, save yourself a lot of time and aggrivation, it doesn't work.  It's a sham.

Is the consensus now these are all a waste of time and money?

Good morning all!  I LOVE this forum and have learned so much.  I am trying to find a better way than pencil and paper to compare the numbers on a number of properties in my area and there MUST be some kind of program or software that you can plug all of this into, if not on Bigger Pockets.  Can anyone recommend?

How do these two rate as first time investments?

I just ran it again with some very optimistic numbers and it's still coming out at a huge loss.  Would someone mind letting me know where I am going wrong.
