I wanted to introduce myself to everyone. My name is Mark, I am 35 from Pahoa. Lava Zone/Big Island of Hawaii.
First off thanks everyone for all the cool intros, I read plenty of them and if I missed you it was because there is a ton, which is cool because there are more and more like minded people everyday that want to get down to business, but scary to me as well. It makes you feel really late to the game. Better late then never some say. Come to think of it I have been late to a lot of parties that I don't regret attending, and a few I do, so I guess its worth a shot. Joking aside, I am really interested and eager to buy properties that create cash flow and also build a unit on the lot that came with my first home purchase.
I want to stick with what I enjoy which is finding the deals and making them happen by connecting with people, but avoid being a landlord for now. So finding good property management teams and realtors is crucial.
I am very interested in members experiences in turnkey providers. Carryover tenants. Also the prospect of acquiring very cheap lots in desirable areas and building small units to rent or sell. I am not thinking of building large homes, unless I could co-fund or partner in a project with the help of very experienced builder/seller/developers, but rather small 2/1 that could be built for around 75k. Is this attainable and what variables should i be considering?
Lastly, I am interested in possibly making connections with property management firms, contractors, and turnkey providers in the hot springs Arkansas area. I realize Arkansas has a higher than average vacancy rate so what are the things investors do to account for this other then investing elsewhere, seems the most likely answer? I am pretty confident people rent successfully everywhere, its about finding the niche that works best for you and in that area. Any responses, constructive criticism included, minus critique about my writing, will be greatly appreciated.
