No, it could just mean the current owner wants too much to make this deal work.    Marietta is a tough market to find a good deal.

Your ARV comps should use houses with comparable size and land though for the area.

Okay, I need some major help from someone that currently bought real estate with a partner @Linda Weygant

We are trying to buy one SFH in one person's name/credit. We already have the house under contract and have the lender. Our partnership agreement is that we both are responsible for the everything, 50/50.

The question is, How do we put the title into an LLC, legally so the bank won't be able to call the note? The main reason for the LLC is so we both get the tax benefits from the real estate and for the legal protection it provides.

Any help is appreciated.

My properties are all over the place.  One is in Raleigh, NC, one is in Birmingham, AL and other west is St. Louis, MO.

Does anyone know of a good legal team that can help with LLCs and partnerships for real estate?

Some of my partners need to isolate their other assets from real estate.

Thanks @Terry Burger.  No, my investment properties are not in Cobb county yet.  My return has been pretty good though too.

$400/mo cash flow with a CoC return of ~10% is what I am looking for too. Please contact me with any deals that look like that.

I am a new member and new to the city of Marietta, GA. I need some help finding good cashing flowing deals and some legal help setting up a LLC or other entity to allow some other people to invest with me and feel protected from liability.

I currently own 3 SFH, which are cash flowing about $1000/mo combined. I am hoping to get a bunch more, my goal is to be able to cash flow $5000/mo. I am open to Single family, Multi-family, and Student housing deals.

I am currently a masters student at Georgia Tech for City and Regional Planning - GIS-T.  So I have some free time on my hands to meet up and discuss option.
