Thank you @Theo Hicks and @Alina Trigub .  Larger multi-family properties makes a lot of sense. Although, in Northern New Jersey I am finding it challenging to find the inventory for larger properties. I am going to need to work harder at networking to uncover the off-market deals.

Hi BPers:

I am a New Jersey real estate investor. My experience is in the office space, but I am now looking at multi-family properties. 

Should I expect the acquisition price per SF to decline as the building's size increases, e.g. 100 unit property vs a 10 unit property? This relationship holds in the office market. 

I ask because I am trying to determine if it is better to build up to 10 properties of 10 units each (as an example) or focus on one 100 unit property. (There are also operational efficiencies with a larger property too, which is another consideration.)

@Joseph Gozlan and @Robbie Reutzel : Thank you for the advice. I agree that the property manager is a key to running a successful out-of-state multifamily. I have not used one before, so I am not sure how much faith to have in finding a property manager I can rely on. 

Having a partner with skin in the game living near the property seems like a very pragmatic strategy.

Fellow BiggerPocketers:

I like the idea of investing in a large multifamily (e.g. 100+ units). These don't exist in my state (New Jersey). So I would need to invest out of state. 

My fears with being a plane flight away are: 

  1. Finding the right market and property, given I don't know the area as well
  2. Trusting a property management company to look after the day-to-day operations. I could visit once a month.

Is investing in multifamily properties out of state a solid strategy or a recipe for failure? 

And, if you like the idea, do you have advice on finding and managing the property?

I would love to hear your thoughts?

Hi @Rick M. :

One of the key benefits of an LLC is to provide protection of assets outside of the LLC, for example from being sued. With that in mind, a separate LLC for each location and business makes sense.

@Yavuz Bayram Thank you for the response. With regard to your questions:

Property

I am at the beginning of my search, but I believe I am looking for:

  • Multifamily investment
  • 10 to 40 units
  • Opportunity to improve cash flow through better management, cosmetic improvements
  • Decent cap rate (still determining what that means number wise)
  • Close to public transport
  • In New Jersey

Agent

I am seeking an agent who can be a true advisor in terms of things like towns to focus on and finding the right properties.
