Justin,

Are you looking to buy residential or commercial?  Oklahoma will not offer much appreciation on the res side, but I have seen decent commercial (retail) deals in OKC and Tulsa.

Peter,

How much would you save from doing the exchange over the cost?  I have done several exchanges in my career and wish I had taken the cash.  Exchanges do have there place, but should be considered carefully.

Another point to consider with separate LLCs is a potential foreclosure.  No one likes to think about the deal going south, but with separate LLCs, it may be more difficult for a lender to take back your property if something bad does happen.
