Very new to the process here. I'm looking at a home and talking with a work colleague about getting into a rehab together. If we make an all cash offer what is a typical due diligence period? I understand once we're under contract to get the paperwork to a title company. Then what? Do you get a home inspection like we did on our personal property? Any advice is appreciated.

I've been wondering what the market looks like in Columbia. Although I think I'm going to be aiming for Franklin as that's were I live. 

I'm interested too. 

Not exactly a booming area from what I've heard. Honestly though I haven't been there myself. I was just flipping through some lake front properties and kinda wondering in the vacation rental market would work.

Does anyone have experience building on stilts? There's a bit of land near my parents vacation house that hasn't been touched in years, i.e. roof falling in. Clearly in would need to be leveled and the local code requires 15' stilts for new construction. 

Roughly the lot is 240' (waterfront) x 350' (street side). Its a corner lot with two teardown homes on it,

Question about auction homes. All the ones listed through auction.com have the disclaimer that buyer assumes occupant status, or something to that effect. What does that mean exactly?
