What is the best lead generator for vacant land deals?  I have been using propstream for single family but it doesn't seem to work well for land deals.

I sell over 100 of these yearly to out of state investors.  Facebook response is always great, I'm posting on here asking bc the last 5 listings I've posted on biggerpockets havent gotten a single inquiry but sell quickly off market.  Im asking this question to see if anyone else is getting a response from their listings.  I dont want to continue to post listings or pay for a membership if the response is zero on here but great otherwise.  I joined as another Avenue to post listings

I have never gotten a single inquiry on a property that I have posted for sale on biggerpockets but the properties sell quickly so they are good deals.  They will sit on Biggerpockets for weeks with not one inquiry but from facebook and craigslist I get a massive response.  I sell rental properties to out of state investors wanting better returns than their home market can offer.  Purchase price typically $40,000 and rent $800 with property management in place.  They typically sell quickly so it is confusing that a large network like biggerpockets, I get no response.  Is it just that investors from other areas are not seeing my properties because they are in St Louis?  Is anyone else having luck selling Missouri properties on biggerpockets?
