Hey Adam thanks for the compliments. So we're going to cash out refi which we're in the process of now we'll get our downpayment back and pay off the loans on the house and leave the equity in as a heloc to use as necessary. we need to meet up. I am looking at building a spec in Pueblo West this next year probably after this one's completely done so let's meet up soon.

Yes there were closing costs. Rehab budget was 10k due to the PO leaving all the materials to finish in the house. Mainly finishing the basement was our most expensive part. We bought the house in Aug. Our PITI is 1700 p/mo we used hard money we get 10% down rate since we have 3 flips under our belt. We are refinancing into a 30 yr fixed loan thus lowering the mortgage to about 1300 with rents going for around 2600.

Single-family residence buy & hold investment.

Purchase price: $340,000
Cash invested: $34,000

4br/2ba, 2700 sq ft home. original home built in 1867 making it one of the oldest homes in our town. Large addition in 1975 tripling the size of the home here is the link to the home. We currently are refinancing into a 30yr fixed. Ill let you do the math, but we will be charging 2700 a month netting 1000 positive cash flow and 100k in equity! Jacob and Isaac Montoya, their company is Floworx, Jacob (7194064326),does HVAC plumbing division and Isaac (7192519154) and his crew do electrical. Orlando Vigil All Pro Maintenance, plumber 7193203732. Im currently not on any projects down their so please keep them busy till I get back! LOL

Hello BP Tribe! I am the originator of this thread that started 12 months ago (wow time flies when your having fun!). My intention was to vet S2A Modular and boy did you folks deliver. I wanted to express my gratitude for all who have contributed to this thread. Your honest, frank and professional opinions, without berating or belittling, has been refreshing and informative. As the originator, I will reach out to S2A and ask if they would be open to an dialog based on the responses here. Nothing confrontational, just the same questions that have arisen from this thread.
